We firstly survey the existing floor plans, elevations, site plan, site structures and topography of the site, giving us the information required to move the project forward. The survey provides us with the details required to take the project to concept design stage.

Architectural Surveying
Concept Design
Following the architectural survey, we will start on layouts and designs for your project. Working with your initial wish list, we will incorporate as many of the ideas as possible into the plans including the number of rooms and style you prefer to achieve your vision for your project. It is at this stage that your wish list will start to take form and be on the first steps to reality.
Planning Application
Once we have established the concept design for your project, we will work with you to present the design to the planning department at your local authority. A planning application can take up to eight weeks and during this time revisions may be required to ensure the application meets with local authority approval. We will work with you throughout this process to ensure that the application proceeds smoothly and is as cost- and time-effective as possible. With a success rate of over 95 per cent, we work with the client and local authority to secure approval for your project.
Building Regulations Package
Once planning permission has been granted for your project, we will then develop the concept design into building regulation details and working drawings. At this stage we shall also consult any relevant third parties such as structural engineers, civil engineers and energy assessors. These drawings, specifications and documents form the Building Regulations Package, providing contractors and building inspectors with all the information required to complete a project.
Tender Process
Following approval of your planning application and the production of the building regulations package, we will help you to appoint an appropriate builder for your project. It is important that you are entirely comfortable with the contractors who will be working with you on your project. We will help to make the selection easy, guiding you through the process with impartial advice.
CGI Imagery
One of the most exciting aspects of any project is the moment you see computer-generated images (CGI) of what your property will look like. These visuals form a fundamental part of the planning process, whilst also helping you visualise the project and, for developers, go towards the marketing of the property. Consultation
In addition to our full architectural service, we can provide advice on planning and building processes for projects at any stage. We regularly work with property agents and contractors as well as providing a liaison between builders and homeowners. Heritage & Listed Buildings
As well as providing architectural services on standard commercial and residential properties, we also work on Listed buildings, buildings of historic interest and also heritage assets. We will prepare documentation such as Heritage Assessments and Listed Building Appraisals, as well as drawings and schedules; all required when working on listed buildings. West Norfolk is fortunate to benefit from numerous listed buildings and conservation areas, all of which require the extra care and attention to detail which is standard to Vertex Architecture’s service.
Project Management
We also provide project management services for all types of projects. We work alongside clients to ensure the project progresses as expected from a time, cost and quality point of view. There are different levels to the project management service we can offer, to ensure the correct level of input is applied to the project, and the clients specific requirements are met. This service is available to all clients, including those who have used a different practice for other architectural services.
